Planning consent has been secured for the development of a Costa Coffee Drive-thru unit on a prominent site adjacent to Craigs Roundabout and the Thistles shopping centre. The development shall comprise a standalone coffee drive-thru unit which has been pre-let to Costa Coffee on a new long term lease.

Crucible Alba Group have secured an occupier for their second unit on the recently completed Gretna retail development. No.1 Tanning Lounge have commenced an extensive fit-out of the unit which shall provide a high quality beauty salon offering for the town of Gretna. The unit sits adjacent to the recently opened Co-operative Food store which is trading well since opening its doors to the public this month.

Crucible Alba Group have achieved practical completion on their roadside retail development on Annan Road in Gretna. The majority of the development was pre-let to The Co-operative Food and the development shall provide the main convenience retail offering within Gretna town centre. The Co-op entered into a new 15 year lease at £52,500 per annum.

Acting on behalf of a private individual, Crucible Alba Group’s asset management arm have recently completed a complex asset restructuring and sale which has resulted in a 90% return for the property owner. Crucible advised on the acquisition of a Jewsons unit and then negotiated a significant rental uplift on the unit, acquired the feuhold interest in the site from the local Council, sold off an adjacent plot of land and subsequently sold the remaining investment. The client made a significant profit on the transaction over an 18 month timescale.

Crucible Alba Group’s former site on Willowbank Road in Aberdeen is now being developed by the purchaser of the site. The development shall provide 220 student bedrooms and shall be completed during the course of 2018.

Crucible Alba Group have secured Co-Operative Food as a tenant for their recently announced retail development at Annan Road, Gretna. Co-Operative Food are acquiring the main retail totalling 3,500sq.ft.

Crucible Alba Group have obtained detailed planning consent for a 4,680sq.ft neighbourhood retail parade in Gretna. The development comprises the demolition of a redundant garage and car showroom, and the construction of a 4,680sq.ft retail parade. Discussions are currently taking place with a number of occupiers.

Crucible Alba Group’s St Andrews commercial development was runner up at the recent RICS Scotland Awards at the Sheraton Grand Hotel in Edinburgh. The Premier Inn and Marks & Spencers Simply Food development comprised the redevelopment of a former abattoir on the periphery of St Andrews town centre.

Crucible Alba Group have submitted their latest planning application for a new retail development in Gretna. The scheme will involve a convenience retail unit together with an additional smaller unit and the aim is for the development to commence in the autumn of 2016. Commenting on the application, Development Director Brian Robinson stated “ We continue to seek out development opportunities throughout Scotland and the north of England and our Gretna scheme is one of a number of projects which we are progressing with at the moment”.

Crucible Alba Group have been shortlisted for an award in the Commercial Development Category at the 2016 RICS Scotland awards for their St Andrews Premier Inn and M & S Simply Food scheme. The development has been selected as one of three for the award with the prize giving ceremony taking place in April 2014.

Crucible Alba Group have sold their Aberdeen student residence site to Northern Developments who will now run and operate the property through their U-Student brand. Crucible were initially planning to develop the site themselves however were approached on an off market basis and agreed to sell the site in order to focus on new projects coming through.

Crucible Alba Group have been announced as the second fastest growing small company in Scotland with turnover increasing by 226 percent over the last three years to £3.54 million. Business Insider’s Sprint 100 annual survey placed Crucible in second place following on from various recent commercial property development successes in the retail and leisure sectors.

Crucible Alba Group have secured planning consent for their proposed student accommodation building on Willowbank Road in Aberdeen. The consent will see the development of 222 student bedrooms on the site with construction due to commence as soon as possible. Crucible Alba Group are in discussion with a number of potential operators for the site and will announce more detailed plans for the site shortly.

Crucible Alba Group have lodged a planning application for the development of a student accommodation building on Willowbank Road in Aberdeen. This follows a public consultation process and exhibition in the city. The scheme will provide in excess of 220 student bedrooms and sits midway between the Garthdee Campus of Robert Gordon University and Aberdeen City Centre. The site was bought in an off market deal and the development will progress once planning consent is in place.

Crucible Alba Group have completed their St Andrews development on time and within budget with both occupiers now trading strongly from the site. Premier Inn have confirmed strong demand and the M & S Simply Food has exceeded sales expectations since the store was opened.

Crucible Alba Group have appointed BAM Developments Director Michael Smart to continue to grow the business. This follows on from recent successes and Michael’s experience and contacts will assist in securing new developments across Scotland and the North of England. Michael was most recently involved in 110 Queen Street Glasgow and has more than 20 years of experience in the commercial property sector.

Crucible Alba Group have commenced construction of their St Andrews Premier Inn and M & S Simply Food with completion scheduled for Summer 2015. A £10.6 Million funding deal has been agreed with Aberdeen Asset Management and the project will include artwork by Scottish artist Stewart Parket in the form of stone cairns situated around the site which contain carvings based upon the St Andrews Coat of Arms.

Crucible Alba Group have secured planning consent for their proposed development on Largo Road in St Andrews. The development comprises a 65 bedroom hotel and a 10,000 sq ft retail unit with both buildings pre-let to Premier Inn and Marks & Spencers respectively. Consent was secured by a 15 to 0 majority at the Fife Council planning hearing in Cupar and Crucible Alba Group aim to start building the development as soon as all other consents are in place.

Crucible Alba Group’s first commercial development project has been sold upon completion. The development in Bonnybridge town centre was pre-let to Tesco, Greggs and Barnardo’s. The price achieved for the completed development was £985,000 and the combined rental of the properties was £80,500 per annum. The development was completed on time and on budget.

Crucible Alba Group have sold their development site at Glasgow Road in Wishaw to Farmfoods in an off market deal. Crucible Alba Group bought the site from McConnechys and secured planning consent for retail use on the site. The plan was to develop the site themselves however following an approach from Farmfoods the decision was made to progress with a sale at £457,000.
