Crucible Developments are delighted to announce the pre-letting of a 76,000 sq.ft office building in Dundee to BT PLC. BT have entered into a long term lease of this new building as part of their “Better Workforce Programme”. The pre-letting agreement represents one of the largest office deals concluded in Scotland in 2021. The development will also include four retail/commercial units and a separate residential property which will contain 16 flats.

A planning application has been submitted for a 14,800 sq.ft neighbourhood retail development at Kingdom Park South, Kirkcaldy. The plans are part of a wider masterplan with over 1000 homes proposed.

Crucible Developments have submitted a planning application for a headquarters office, 4 retail/café units and 16 flats at Greenmarket in the centre of Dundee.

Crucible Developments have lodged a planning application for the development of a new Co-operative Food store in Maybole. The existing store in the town no longer meets the requirements of the Co-op and they are moving to a new purpose built store on Kirkoswald Road for a period of 15 years. The new much larger store will benefit from parking to the front and there will be an additional small unit which will be offered to the market in due course.

Crucible Developments have submitted a planning application for a local neighbourhood retail centre which forms part of the wider Torrance Park masterplan to provide over 900 new homes and a local retail centre.
The application provides 13,000 sq.ft of retail provided within a retail parade and a standalone coffee drive thru.

Following the retirement of Alex Steel earlier in 2020, Crucible have carried out a rebranding back to the original Crucible Developments name which most people referred to us as. This rebranding coincided with the Coronavirus pandemic and whilst a number of our projects have been delayed, we remain busy trying to get them back on site and underway. We have a number of exciting projects in the pipeline and whilst April, May and June were understandably very quiet, things have really picked up since July which is excellent news. We hope to be making some exciting announcements on our upcoming schemes over the next couple of months.

Our Crucible Alba Group Chairman Alex Steel has decided to retire from his role after overseeing 10 years of sustained growth in the business. Alex will leave the company in the safe hands of Directors Brian Robinson and Michael Smart who have been running the business on a day to day basis for the past five years. Alex has decided to hang up his boots to focus on his family life and foreign holiday home albeit will retain a keen interest in the Company's progress moving forwards.
Commenting on his retirement Alex confirmed: "I have been involved in the construction industry for nearly 50 years and have enjoyed my time having an active role in the evolution of Crucible Alba Group for the past' 10 years. It is now time far me to take a step back and allow the younger generation to take the business forward. The recent arrival of my first Granddaughter has changed my outlook and future plans and I wish to make the most of my time with my family. Brian and Michael will continue to run the business as well as they have been doing and I am sure if they need any advice moving forwards, they will pick up the phone".
There will also be a small re-brand of the business whereby the Alba Group wording will be dropped in favour of the more straightforward Crucible Developments. All other information remains the same. We wish Alex all the very best for his retirement and I am sure we will call upon his advice when the need arises!
December 2019
Another busy year for Crucible Alba Group was brought to a close with the completion of our Edinburgh Park hotel development. The hotel was completed at the end of November 2019 and Travelodge were open to trade at the beginning of December.
November 2019
Crucible Alba Group have completed their new Co-Op Food store in Galston. The project was delivered on a tight timescale to enable the Co-Op to have their store open by the start of December 2019. The additional small unit next to the Co-Op will be brought to the market at the beginning of 2020.
August 2019
Our new Co-operative Food development is now well out of the ground and is scheduled to be complete by the beginning of November 2019. The Co-Op are then aiming to complete their store fit-out to enable the store to be open for trading at the beginning of December.
July 2019
Crucible Alba Group’s new Travelodge hotel development at Edinburgh Park is progressing well and should be complete before the end of 2019. The project remains on time and budget and Travelodge are hoping to be open for trade prior to the busy Christmas period.
June 2019
The last remaining unit at our Ferguslie Retail Park has been let to AEP Stores Ltd trading as Spar. Six months after completion the development is now 100% let.
March 2019
Ferguslie Retail Park, our 6,000sq.ft neighbourhood retail terrace has been completed and handed over to Dominos, Greggs, Chippy and Indigo Sun for fit out.

Construction has commenced of our development of a 70 bedroom Travelodge hotel in Edinburgh. The project has been forward funded by LXi REIT.

Construction has commenced at our latest retail development. Pre-lets have been agreed with Domino’s, Greggs, The Chippy and Indigo Sun. The project is a joint venture with UT Properties. The project is scheduled for completion in February 2019.

Local fish and chip shop operator, Jamie Speirs has acquired Unit 3, trading as The Chippy. Crucible Alba Group are delighted to announce another letting at this development. Only one unit of 1,200sq.ft remains available.

Greggs are the latest tenant to acquire a unit at our developments at 111 Ferguslie Road, Paisley. Greggs have acquired Unit 2 comprising 1,250sq.ft. and join Dominos and Indigo Sun. Two units totalling 2,250sq.ft remain available to let.

Our development site at Cartsdyke Avenue, Greenock has been sold to Starbucks.

Crucible Alba Group are delighted to announce the letting of units at their latest retail development at Ferguslie Road, Paisley. Lettings have been secured with Dominos Pizza and Indigo Sun. Three units totalling 3,000sq.ft remain available to let albeit one of these is already under offer to a national retailer.

Our final retail unit in our successful Gretna development has been sold to a private investor pension fund for £205,000. This small unit which is located adjacent to our Co-op store which was sold in 2017 to another private investor. The combined sale value of both units was just under £1M and slightly ahead of Crucible’s projections for the development when it initially commenced. Commenting on the final sale, Crucible Alba Group Development Director Brian Robinson confirmed, “We are delighted to sell our final interest in our Gretna development. No.1 Tanning Lounge are trading well from the store and this brings this development to a closure from our own perspective”.

We are delighted to have been shortlisted as a finalist in the “Rising Star of the Year” category at the Scottish Property Awards. This represents one of the top awards in the Scottish property industry and finalists are chosen by some of the top property individuals in the Country. Commenting on the shortlisting, Crucible Development Director Michael Smart commented “This is an excellent award to be in the running for and we are up against some tough opposition. The Scottish Property Awards are without doubt the top property awards ceremony in Scotland and to be a finalist represents another step forward for Crucible Alba Group”. The awards ceremony takes place in March at the Hilton Hotel in Glasgow.

Crucible Alba Group have submitted a planning application for their next Co-op Food development in Galston. The new store will provide an important town centre convenience food store for the town following the closure of the previous Co-op Food unit in the town due to structural issues with the property. Importantly the new Co-op store will include a Post Office function which was closed at the time of the previous store closing. The new store will be located within the heart of Galston town centre adjacent to the doctors surgery and library in the town. Crucible Alba Group aim to commence with the development as soon as all of the necessary statutory consents are in place.

Crucible Alba Group have sold their development site on Ayr Road in Kilmarnock to Bridgend Group who occupy a number of properties adjacent to the site. Commenting on the sale of the site Crucible Alba Group Development Director Brian Robinson commented “Our original plan was to develop the site as a mixed use retail and residential development however Bridgend Group made contact and the decision was made to sell the site to enable the company to focus on a number of other development projects which we are working on at present”.

Crucible Alba Group have received planning for their proposed retail development at 111 Ferguslie Road in Paisley. Construction of the 6,000sq.ft retail development will commence in the early summer of 2018. Discussions are underway with three occupiers for the development.

Starbucks and Crucible Alba Group have submitted a planning application for a Starbucks Drive Thru at Cartsdyke Avenue, Greenock.
The proposed £1.5 million investment for a 2,200sq.ft coffee drive thru will create up to 30 jobs on the former Enterprise Zone site that has been vacant for over 20 years.
Michael Smart – Development Director of Crucible Alba Group said “We are very excited about bringing Starbucks to Greenock. Starbucks commitment to the site will allow us to undertake the enabling infrastructure which will allow the remaining one acre site to be serviced for business uses.” He added “The Starbucks development is a real coup for Inverclyde.”

Crucible Alba has completed on the sale of their Co-operative Food Store in Gretna to a private family trust in a deal worth £765,000. The development was completed at the end of May 2017 and the sale of the Co-op underpins the attractiveness of the convenience retail sector to the investment market. The remaining unit has been retained by Crucible.

In advance of the new football season, Crucible Alba Group have settled a sporting dispute in the office by sponsoring both Kilmarnock FC and Ayr United FC. New Crucible Alba Group sponsorship boards have been erected at each ground as Chairman Alex Steel is a Kilmarnock fan and Development Director Brian Robinson an Ayr United fan. Fellow director Michael Smart (a Sunderland fan) does not know what all the fuss is about…
